The National Association of Estate Agents report an encouraging trend of increased demand for residential property.

Spring and Easter traditionally see an increase in activity of those seeking to buy residential property and the Association reports a significant increase in figures to an average per branch of 268 in February and 290 in March.

The National Association statistics confirm the market continued to show stable signs over the April bank holidays. These are in line with the year on year records with a slight decrease in first time buyers.

NAEA President Michael Jones said; "Although regional variations do remain, this latest report indicates that the housing market is showing some overall resilience to economic pressures. Despite the expected lull in activity during the Royal wedding celebrations as people took advantage of the series of bank holidays to go abroad, sales remained stable.”

“It is, however, disappointing to see the market share for first time buyer's decrease for a second month in a row. Although in-line with figures from this time last year, the Chancellor's Budget, which made special concessions for this group has had little effect so far. Had the government focused on fiscal stimulus policies across the wider property market, we might well have seen some much needed upward momentum instead.”

Although the picture is varied across the country in the south west we often seem to “buck the trend” as a beautiful part of the country which is very des res.

Sellers often take the steps of sprucing up their home before placing it on the market to show it off to its best advantage and make a good impression on prospective buyers. It can be an also be an advantage to do this with the legal title and all your paperwork such as planning permissions, building regulation approvals, guarantees and such like.

By getting all the information together and discussing with your conveyancer you can get ahead of the game and ensure that your transaction goes smoothly and quickly.

The conveyancing process can be confusing and the skilled specialist conveyancers at Stephens Scown are happy to chat over with you the house buying and selling process without obligation.
