Since the general introduction of compulsory registration across England & Wales on 1 December 1990, certain property transactions such as purchases and grants of certain leases have prompted registration at the Land Registry.

Instead of people holding bundles of unregistered title deeds, which could easily be lost, stolen or mislaid, the Land Registry have developed a secure register of freehold and leasehold titles, designed to prove ownership of land.

Although, since 1990, the subsequent Land Registration Acts have extended the list of transaction requiring compulsory registration of property, the Registry report that, 25% of land remains unregistered.
